A few things to think about before we photograph your listing...

We service Boulder and the surrounding area, including the mountains.

The spaces to be photographed must be clean.
We will not move or touch anything in the home, especially if it is still owner or renter occupied.
Photos turn out best when all of the lights are on, and window covering are completely open.
Please remove all cars from the driveway and in front of the house.

We shoot in Cinematic (Horizontal) mode by default.
Let us know in advance if you want your videos shot in VERTICAL MODE.​

Interior:

General/Whole House:

• ALL Lights On, lamps, vent hood light, etc. (personal preference)
• Window Treatments
  • Expensive/Nice Blinds: Leave down in flat position to see exterior view
  • Cheap/Broken Blinds: Close them all the way up (don’t need to even see that they exist), to see exterior view.
• Depersonalize home if possible (photos, personal items)
• Turn Off Fans/Hide Portable Fans (PLEASE!!)
  
• Turn Off TVs
• Hide various remote controls
• Straighten All Furniture (if possible)
• Hide kids toys (if any)
• Fluff Pillows
• Ensure doors are open for all photographed rooms (leave closets closed)

Kitchen:

• Ensure all lights are on
  • Accessory lighting
  • Cabinet Underlighting
  • Hood Vent Lights
  • Microwave Under Lighting
• Hide Knick Knack Stuff (soaps, brooms, sponges, etc.)
• Faucets need to be angled, not straight out. If they’re straight out they will get lost in some images

Living Room:

• Ensure all lights are on
• Ensure all knick knacks and visually distracting items are removed
  • Remotes, kids toys, etc.

Bathrooms:

• CLOSE TOILET LID!
• Shower Curtains
  • If it’s an ugly curtain, open it to hide it. If the shower is uglier, close it.
  • Sometimes halfway is okay.
    

Exterior:

Front:

• Exterior lights on (unless they are colored… turn those ugly things off)
• Ensure front window treatments are all the same. It looks weird to have some shades down and some up (sometimes this is unavoidable)
• Hide recycling, trashbins
• Hide garden hoses if possible

Backyard:

• Straighten outdoor furniture (sometimes they’re laying down due to wind)
• Hide any hoses, garbage, generally declutter anything laying around.
• If Hot Tub:
  • Open it (if allowed)
  • Turn on bubbles and lights
  • If there’s a cover, put the cover up
    
• If pool
  • Ensure cover is off.
    • If manual, forget about it
    • If automatic, ask for the code and get it open!

Due to the high volume of work coming in, we are only able to accept properties that will be "Showing Ready."
By hiring us, you are acknowledging your responsibility as the agent to make the property ready, prior to appointment time.
Any properties not ready will be subject to a $100 fee.
